 License Grant:
The Licensor grants the User a non-transferable, non-exclusive license to temporarily view the Intellectual Property (IP) via a web browser on their end device, for personal, non-commercial purposes only. The User does not gain ownership or equity in the IP. Crawling and distribution within private networks are strictly forbidden.

 Licensed Content: 
Web application code, including two CSS files, two HTML files, and seven images.
Authorized Uses:
The IP can only be used for information gathering and personal use.
The User may not sell, distribute, or modify the IP without permission.

 Restrictions:
The IP cannot be used for commercial purposes, transferred, sublicensed, or shared with third parties.
Major modifications to the IP require prior written consent.

 Code Signing:
The IP must include specific HTML and comment tags acknowledging the Licensor’s ownership.

 Termination:
The license ends if the IP is withdrawn by the Licensor, or if the User returns it. Upon termination, the User must cease using and destroy all copies of the IP.

 Special Clause:
A paid template license ($100) can be negotiated with the Licensor.

In short, the User is allowed limited, non-commercial use of the IP, but cannot transfer, sell, or modify it without permission. The Licensor retains full ownership.
